These AI agents can instantaneously monitor rates across dozens of lenders and streamline paperwork, potentially increasing refinance volumes by 40% during rate rallies. Historically, only 30% of eligible borrowers refinanced when rates dropped by 100 basis points, but AI-driven efficiency could normalize annual originations toward $2.5 trillion or higher. While scaled lenders stand to benefit from increased productivity and reduced headcount volatility, mortgage-backed security investors face heightened risks. Faster prepayments will likely shorten bond durations and widen mortgage spreads by approximately 10 basis points. Beyond refinancing, AI integration is expected to expand homeownership rates and facilitate easier access to home equity through second liens and HELOCs, with significant adoption anticipated within the next three to five years.
