Power availability now dictates development velocity, forcing developers to prioritize markets with clear energy pathways or pursue behind-the-meter solutions. Rack densities are rapidly climbing toward 100–300 kW, requiring a fundamental redesign of cooling architectures and electrical systems. Colby Cox, Managing Director of the Americas at DC Byte, notes that the market is increasingly stratified, with hyperscalers securing long-term capacity while secondary regions like Louisiana and West Virginia emerge as key growth hubs through proactive utility coordination. As of mid-2024, the industry tracks 17 committed projects exceeding 900 megawatts, underscoring the massive scale of current AI-driven deployments and the critical need for infrastructure that supports high-density compute output over traditional occupancy models.
